GTA Real Estate Market Update November 2020

The Resale Real Estate Statistics for the Month of October 2020 are in and Here are the Key Facts

- 10,563 sales reported through Toronto Real Estate Board’s MLS (up 25.1% from October 2019).

- Average selling price of all home types was up 13.7% year over year.

- Only 1.64 months of standing inventory.

Here are some additional year over year statistics based on area and type of home, that will shed some more light on the overall market conditions.

The sales volume for the GTA Market was up by 25.1% when compared to October 2019. The number for active listings was up by 12.6% compared to October 2019, which consisted mainly of listings of condo apartments.
 
Detached homes led the price gains last month, coming in at 14.8% year over year increase.  The average price of all home types was up by 13.7% compared to October 2019.

The inventory level was at 1.64 months at the end of October, which is similar to months of inventory at the end of September. The average price of a home in the GTA for October 2020 was $960,772 which is up 15.4% ($ 128,955) from January 2020.

If you are a first time Buyer, this might be a good time to take advantage of historically low interest rates (fixed 5 year rate is under 2%) and buy your first home before the prices go up even higher.
